A Full Residential Inspection is a limited visual evaluation of the home's readily accessible structure, roof covering, electrical, plumbing, HVAC, interior, exterior and site conditions. You receive a clear, photo-documented digital report identifying significant deficiencies, components nearing the end of their service life, areas that were not inspected and the reason for each limitation.
No inspection can reveal every condition. A home inspection is visual, non-invasive and limited to systems and components that are readily accessible on the day of the inspection. We do not open walls, move furniture or predict future failures. Our commitment is to inspect carefully, document what we can and cannot access, and explain the findings in practical language.
We identify the affected area in the report and explain how the obstruction limited the inspection. Before the appointment, we recommend providing clear access to the electrical panel, attic opening, HVAC equipment, water heater, under-sink areas and any sewer cleanout being evaluated. If seller belongings are later removed, the buyer should give previously concealed areas special attention during the final walkthrough.
You are welcome to attend. Many clients find it most helpful to join near the end, when the inspector can summarize the major findings and answer questions without interrupting the inspection process. If you cannot attend, the digital report and follow-up review are designed to give you the same clear next steps.
You will receive a digital, photo-documented report through Spectora within the delivery timeframe confirmed when you book. The report separates significant concerns from maintenance observations, identifies limitations and gives you a practical summary that is easier to discuss with your agent or other qualified professionals.
Yes. A report should support a decision, not create more confusion. We review the major findings, clarify the difference between an immediate concern and a maintenance item, and answer reasonable follow-up questions about what was observed. When a matter requires engineering, trade, insurance or environmental expertise, we will clearly recommend the appropriate specialist.
Contact Casalta promptly and provide photos, invoices or other available documentation. We will compare the concern with the inspection agreement, site conditions and report evidence, then explain the appropriate next step. A home inspection is not a warranty, but questions deserve a timely, documented and professional response.
Our pricing and modifiers are disclosed before you confirm the appointment. A Full Residential Inspection starts at $349 for up to 1,500 square feet, with $50 added for each additional 500 square feet. Optional services and any Florida Keys travel charge are shown separately and approved before service; we do not add undisclosed fees after the inspection.
No. A 4-Point Inspection is a limited insurance-focused review of the roof, electrical, plumbing and HVAC systems. A Wind Mitigation Inspection documents eligible wind-resistance features. Neither replaces a Full Residential Inspection, which evaluates a much broader set of accessible systems for the buyer or owner.
We document visible and accessible features carefully, including identifying labels when available. If a carrier requests clarification, contact us promptly with the request. We will review the report and supporting photographs and explain whether the existing documentation supports an update or whether additional access or a return visit is required. We will never change a report without supportable evidence.
It is particularly useful for older homes and properties with cast-iron, clay or other aging drain lines. Through an existing accessible cleanout, we capture photo and video documentation of visible conditions and the distance reached. The service does not include line clearing, removal of plumbing components, underground locating, code determination, repair or a guarantee against future blockage.
No. Drone-Assisted Roof Documentation is available when it is safe, lawful and useful, especially for steep, fragile or otherwise unsafe roofs. Every flight depends on weather, airspace, site conditions, people in the area, required FAA credentials, aircraft registration and insurance. If a flight cannot be performed, the report will identify the roof-access method used and any resulting limitation.
This is a limited sample-collection service. Casalta collects the agreed samples and submits them to an independent laboratory for analysis. Casalta does not provide a mold assessment, diagnose a health condition or independently interpret the laboratory results. Visible moisture or suspected growth may require evaluation by an appropriately licensed specialist.
Yes. Our responsibility is to the client and to an accurate, impartial report, not to whether a transaction closes. We do not pay referral compensation to agents, and inspection fees are not contingent on the outcome of the sale. Casalta will not offer or perform repairs on a home for which Casalta prepared the inspection report, and you are always free to choose your own contractor for any follow-up work.
Yes. New does not mean defect-free. An independent inspection can identify incomplete work, installation concerns, damaged components and items that should be addressed before the final walkthrough or builder warranty expires. Casalta's construction-based perspective helps organize those observations clearly while remaining within the scope of a home inspection.
Confirm that utilities are on and that the seller or property representative has authorized access. Clear the electrical panel, attic opening, HVAC equipment, water heater, under-sink cabinets and sewer cleanout if that service is ordered. Secure pets, provide keys or access codes and disclose known hazards. Better access produces a more complete inspection.
Yes. Casalta is developing the complete client experience in English and Spanish. The service area includes Miami-Dade, Broward and Palm Beach counties, with Florida Keys appointments available by scheduling confirmation. Any travel charge or special availability requirement will be disclosed before booking.
It means the inspection is approached with practical knowledge of how residential systems are assembled, how defects interact and which observations may have the greatest effect on safety, function, insurance or future maintenance. Construction experience strengthens the inspection, but it does not turn a visual home inspection into engineering, code enforcement or a warranty.
We know plans change. If you need to reschedule or cancel, contact us as soon as possible so we can adjust the appointment. Our full cancellation, rescheduling and deposit terms are provided and agreed to before any payment is collected, so you always know the policy before you book.
South Florida's hurricane season can affect scheduling and site safety. If a storm watch, warning or unsafe conditions affect your appointment, we will contact you as early as possible to reschedule at no additional cost. Your safety and the inspector's safety come first — we will never conduct an inspection when conditions make it unsafe to do so.
New construction homes go through several points where an independent inspection adds real value, because each phase reveals something the next one covers up. A Pre-Drywall Phase Inspection documents framing, rough electrical, rough plumbing, HVAC rough-in and hurricane-strap connections before drywall permanently conceals them — this is the only opportunity to see and photograph these details. A Final/Pre-Closing Inspection reviews the completed home before you close, using the same scope as a Full Residential Inspection. An 11-Month Warranty Inspection is timed just before your builder's one-year warranty expires, so any settling-related issues — drywall cracks, drainage changes, seal or alignment problems — can be documented and addressed while still covered. Each is a separate, visual inspection, not a code inspection or engineering certification, and none of them replace your local building department's own inspections.
