A Full Residential Inspection is a limited visual evaluation of the home's readily accessible structure, roof covering, electrical, plumbing, HVAC, interior, exterior and site conditions. You receive a clear, photo-documented digital report identifying significant deficiencies, components nearing the end of their service life, areas that were not inspected and the reason for each limitation.
No inspection can reveal every condition. A home inspection is visual, non-invasive and limited to systems and components that are readily accessible on the day of the inspection. We do not open walls, move furniture or predict future failures. Our commitment is to inspect carefully, document what we can and cannot access, and explain the findings in practical language.
You will receive a digital, photo-documented report through Spectora within the delivery timeframe confirmed when you book. The report separates significant concerns from maintenance observations, identifies limitations and gives you a practical summary that is easier to discuss with your agent or other qualified professionals.
Our pricing and modifiers are disclosed before you confirm the appointment. A Full Residential Inspection starts at $349 for up to 1,500 square feet, with $50 added for each additional 500 square feet. Optional services and any Florida Keys travel charge are shown separately and approved before service; we do not add undisclosed fees after the inspection.
No. A 4-Point Inspection is a limited insurance-focused review of the roof, electrical, plumbing and HVAC systems. A Wind Mitigation Inspection documents eligible wind-resistance features. Neither replaces a Full Residential Inspection, which evaluates a much broader set of accessible systems for the buyer or owner.
It is particularly useful for older homes and properties with cast-iron, clay or other aging drain lines. Through an existing accessible cleanout, we capture photo and video documentation of visible conditions and the distance reached. The service does not include line clearing, removal of plumbing components, underground locating, code determination, repair or a guarantee against future blockage.
No. Drone-Assisted Roof Documentation is available when it is safe, lawful and useful, especially for steep, fragile or otherwise unsafe roofs. Every flight depends on weather, airspace, site conditions, people in the area, required FAA credentials, aircraft registration and insurance. If a flight cannot be performed, the report will identify the roof-access method used and any resulting limitation.
This is a limited sample-collection service. Casalta collects the agreed samples and submits them to an independent laboratory for analysis. Casalta does not provide a mold assessment, diagnose a health condition or independently interpret the laboratory results. Visible moisture or suspected growth may require evaluation by an appropriately licensed specialist.
Yes. Our responsibility is to the client and to an accurate, impartial report, not to whether a transaction closes. We do not pay referral compensation to agents, and inspection fees are not contingent on the outcome of the sale. Casalta will not offer or perform repairs on a home for which Casalta prepared the inspection report, and you are always free to choose your own contractor for any follow-up work.
New construction homes go through several points where an independent inspection adds real value, because each phase reveals something the next one covers up. A Pre-Drywall Phase Inspection documents framing, rough electrical, rough plumbing, HVAC rough-in and hurricane-strap connections before drywall permanently conceals them — this is the only opportunity to see and photograph these details. A Final/Pre-Closing Inspection reviews the completed home before you close, using the same scope as a Full Residential Inspection. An 11-Month Warranty Inspection is timed just before your builder's one-year warranty expires, so any settling-related issues — drywall cracks, drainage changes, seal or alignment problems — can be documented and addressed while still covered. Each is a separate, visual inspection, not a code inspection or engineering certification, and none of them replace your local building department's own inspections.
